Campbell Mithun Tower
Campbell Mithun Tower was built in the mid 1980's as a major office building on the fringe of the downtown business core. Over the last several years, the building has gone through both an ownership change and a name change, making it ripe for a repositioning in the Minneapolis market. In early 2006, there hadn't been any new lease activity in over three years.
Shea worked with Principal Financial, the ownership, and NorthMarq, the property management, on a repositioning plan for the property that highlights activity, interaction, communications and openness. The goal was to create a new environment that could compete with other Class-A office spaces in downtown. Shea began by developing a repositioning strategy for the property and creating a new marketing campaign to give Campbell Mithun Tower a distinctive identity. As part of the campaign, Shea designed new marketing materials including brochures, direct mail pieces and the website.
The interior design plan included all new leases for the retail skyway area, creation of interactive common areas, development of a new management and conference center, and renovated multi-tenant floors. The entire design is focused on an increased level of energy, using unique materials and lighting that differentiate it from other properties.
The remodel was completed in mid-2007 and at that time, United Properties secured more than eight new leases and several lease renewals totaling over 200,000 square feet. The leasing activity has been on an upward swing since that time, and Shea continues to provide ongoing leasing and marketing communications support.
